I always thought a place would get a lot of traffic if there was a hospital within walking distance.These are some numbers I came up with.

Each market is different, but what I found when I started collecting first,last, security was I did indeed get less foot traffic, but it DID NOT affect the number of qualified applicants crossing my path. 

Closer in it seems to depend on proximity to certain high traffic commercial areas that attract criminal activity and nearby apartments where tenants are not screened as well and security/visiting rules enforced.   

This property is in a high traffic and desirable suburb area.

I don't think I can sell it at the price that I bought it with tenant in it....Ronald:  5% -6% cap in a small population because of strong tenant and good traffic areas like freeway rest area. 

It is off the beaten path on a dead-end street, where there is no traffic driving by to see it.One of the neighbors saw me looking around and we got to talking.  

Or how about we focus on how to fix our horrific traffic problems?

What is the traffic count per day for the billboard sign??
