Otherwise, from the information you've given, it seems as though if you can secure financing...perhaps traditional, that you may have some decent cash flow...approximately $225-$250/door if my calculations are correct.

My other 2 purchases that I made were done through traditional financing and they did everything from the appraisal to the title company, to the closing attorney.  

I can't keep hitting up banks and traditional lenders, having them run a credit check only to turn around and decline my loan AND HURT MY CREDIT SCORE.

A general rule of thumb is that the first week of rent pays the utilities (elec, gas, cable, trash, water), weeks 2-4 are my profit as I self manage and do repairs myself.  22 properties, 82 beds.
