We do have small, industry standard, fees (acquisition, asset mngt, & possibly a capital transaction) built in for qualifying for the loan, having the track record, managing the business, finding the opportunity, etc...Again I think it depends on how YOU feel about the terms & your relationship with your partner.I hope this helps!

People don't tend to do that sort of thing here, even in the worst parts of town.

I don't think it's a secret that the Chicago market is difficult to find a deal in, but I'm not interested in looking out of town, especially as I get started. 

Bandit signs get junk leads and usually are not ordinance friendly with the towns.
