That makes since- I’m getting the heater inspected next week- as far as reserves yes I have reserves or I wouldn’t be buying anything- I asked about the heat because I plan to purchase window units regardless and was wondering about their heating function as to skip dealing with a super tight crawl space-  but from you’re saying their heating components must be trash!

With how tight the markets are across the USA I'd imagine you'd be looking for a needle in a haystack if you were trying to get a BRRRR so profitable that you were able to pull all of your money back out AND pay of a HML.

We always pay it on the first and we always pay it in full (obviously), but sometimes cash is a tight that first week (we are both paid bi-weekly, on opposite weeks, so we receive a paycheck once per week).

The crime rate, unemployment stats, quality and accessibility of education, and tight margins on lower-value properties are all things I would take into consideration as indicators of the viability of a buy and hold investment, because of what they tell you about the tenants in an area.

The red flags are that lenders may not offer leasehold mortgages in your area, lenders require the ground lease to run at least 5 years past the mortgage term (you have 37 years left .. that's getting tight) and the condo dev still needs to be warrantable.
