Your challenge will be to find an investor-friendly broker, and also one who is good at teaching.

The “new partner” funds the deal and the “knowledge partner” works with and teaches the “new partner” how to work the deal and teaches them things to look out for.

This training gives you all the legal/ethics stuff and doesn't teach you squat about how to really be a RE agent.

At least that's what they teach day one in economic classes.I don't personally think there will be any factors that cause major collapse nationally.

If you want to keep the teaching job because you love it that is different.

I have a cash-flowing rental property (2%) that I was considering selling; however, I am considering the option of inviting someone to "Buy-In" to it at 50% ownership and I would teach him how to oversee rentals, acquire properties, etc.

You should consider the approach of offering these veteran investors your hard work or at least bring something to the table if you are going to ask for them to teach you everything in return.
