In my experience sellers want seller financing to avoid capital gains taxes and/or they care more about getting monthly income - not that they want/expect a big down payment from the buyer.

That amount (whether net gain or loss) will implicitly include the delta in the value of the property itself, and the delta in the exchange rate between the two currencies over that period of time.

If you live in it for 2 years then you don’t have to pay capital gains tax when you sell it if the profit from the sell is less than $500k(the capital gains tax can be around 20%!).
