By educating yourself, you can become "sophisticated" enough to invest in syndicates that allow unaccredited investors under Regulation D, Rule 506(b) and by attending these events, you will likely meet other syndicators whose deals you can later participate in, perhaps as a member of the management team or as a passive investor (or both). 

Of course, it will be a little trickier than those nice round numbers, so definitely make sure you have a good CPA on your team. 

I've seen quite a few flat fee brokers listing properties with 1% commissions to buyer agents.Perhaps you should team up with Account Closed, if you haven't already...he seems to think agents should rebate 2/3 of the commission back to buyers.

I've been in the industry for over 4 years now and can tell you that having a virtual assistant team is the best decision I have ever made.
