It's easy to blame the tenant for not knowing anything and that appears valid in this case.

Locally, decommissioning is as easy as push it in/ fill it with dirt and plant grass on it.

(super important if your seller needs to close quickly)If the lender can answer these relatively quickly, without having to go ask people for answers, then you know you are in a good spot. 

I’m extremely easy to work with, I stick to the rules and Agreements but don’t even think about breaking an Agreement.

@Amanda Whiteley if I bought something cash I’d probably do an llc just because it’s easy and cheap.

@Grant Carrington I hadn't looked into the equity line because we bought our house in October, but you're right it may be an easy conversation to find the down payment in the alternative way.

Fees should be clearly stated, easy to understand, and justifiable.
