The plan was to have an open house style showing this coming Sunday due to heavy interest.

Are you guys basing your offer on achieving an 8% cash on cash return (or whatever your goal is) from Year 1?

The only thing that saved me was the fact that I still had an airline pilot job and that was supporting all the losses I was incurring with those properties.My suggestion is always make sure whatever you purchase is part of your strategy and will help you achieve your goal. 

@Ryan Eide I do not have any experience with either of these courses, but I am not sure they are going to help you to achieve your ultimate goal. 

It's mid grade and you can usually get it for under $3 per foot, sometimes there's a style on clearance that you can get even cheaper.
