Some banks will, others will not - it strictly depends on their lending policy. 

I think that’s what it’s called.I am no wholesaling pro, nor legal advisor, but I know Ohio is strict.

Be more strict when hiring people.

Lesson learned- get a strict criteria for vetting tenants!

I’m not certain I want to use a mortgage, I may wait to find the perfect property I can fix up and start renting strictly with my HELOC. 

You could also buy another property with all of the proceeds or some of the proceeds or not invest in real estate at all. 1031 exchange is a great tool but if its not necessary as in your case then you shouldn't do it. 1031 has strict time guidelines and sometimes that trips up investors with their ideal investment.

DFW has very strict short term laws as well and they are about to get worse.  

The nicer the area the more strict the neighborhood will be and a higher chance of L&I gets called, but as @Kevin M. says there are a ton of illegal multi-familys throughout the city.

It’s definitely difficult to make the numbers work if your strictly looking on market.
