I've heard that expenses are always more than you plan for, especially when using a property manager that makes money when you make repairs.in nicer B and A props you can include the vacancy factor into your 50% not subtract.. but 50% is a good rule of thumb up to rents of 1000 to 1200  when rents go lower it can be a higher %..

OR, we could buy a $800 stainless steel French door fridge from our local used appliance store that is discounted from $1,800 and leave it in the rental unit when we move out in hopes of it upping the rent/attracting tenants.  

I am planning to take out an equity loan to fix it up just to be livable nothing fancy (the area isnt a granite countertop stainless steel type of place), Very excited and nervous and hoping all goes well.
