What are some good strategies to get accurate utility costs, vacancy rates, and insurance estimates so that you can calculate NOI and cash flow to take to the bank for loan approval?

Hello all, I'm interested in using the master lease option strategy in the Springfield, MA market but I have no experience with using it.

I think you have a few things confused because your base understanding is fuzzy.The L/O strategy involves 3 separate contracts.  1) Lease, 2)Option to Buy, 3) Purchase agreement.Here are some critical points to follow, and are not changeable or negotiable:1)  The Lease and the Option are NEVER to refer to each other and NEVER be combined into one contract...NEVER, EVER.2)  Never, EVER give any credits from rent towards the purchase. 

What strategies have you used to avoid raising rents or contributing to gentrification?

I am an obsessive type as you can tell, I like to answer my own questions through research in order to avoid looking stupid or lazy so I am really here for whoever can give me some solid advice.I began to dive into the BRRRR strategy and thought that was going to be my thing but like many beginners when I heard about wholesaling I became very interested.

Right now I'm working on getting my financing situated and creating a tax strategy. 

Any help and strategies would be greatly appreciated.

Probably not the strategy for everyone, but my husband would rather work for himself and enjoys this kind of work -- so why not pay himself? 

I need a strategy for telling him without infuriating him.

Is that investing strategy about buying the mortgage on a property and collecting the payments as income or am I misunderstanding?
