Please understand this (and I am not advocating using attorneys as a must) land trusts are very state specific and I would spend the money with a good experienced real estate attorney who is also an investor themselves.Spend a little more now verses a lot more later if it's not set up correctly.

Specifically those that immediately kept the homes as rentals instead of selling them to an owner occupant.  21st sent me a check to pay the sales tax for the homes we purchased and now I have no idea how this will work come tax time.  

Any state specific laws we need to be aware of?

I'm sure other plumbers will also tell me it's a big costly problem (I'm getting bids tomorrow), so my problem is not specifically with him giving me a high quote, it's the fact that I have a house with a lot more repairs on my hands than what I was led to believe and I think the plumber who did the inspection and overpromised should have to pay for his time, not me.Does anyone have any advice on what course of action I should take?

You might have to have a certain portion of your assets in a specific asset-class because of the nature of your business. 

Only a few people with very specific interests in those areas would be willing to plunk down that kind of money for such a small, outdated unit.

Specific rules apply under such transaction, however.

I have specific buying criteria that I use, and it includes being able to refinance immediately so that you don't have to worry about the balloon at 10 years.

What are you looking to do a bit more specifically.
