When people mention the "1% rule" you usually want to consider 1.2-1.3% as a better rule of thumb before you dig into numbers on a specific property in Allegheny County (IN case you don't know what I'm talking about: https://www.biggerpockets.com/blogs/7325/46689-the...)The taxes are higher than most areas.

If you have a home with a lot of bedrooms in East Amherst by UB North it can work but, that is a really competitive market with a lot of student housing, doubles specifically dedicated to student housing but, privately owned, etc...I own one by UB South that is a 3 bedroom with a finished basement that rents for $1,350 + all utilities .

I don't know how to answer your question specifically, but would recommend seeing if another company provides traveling nurses or ER doctors for the hospital.

I understand that reading only goes so far, but even if it's just lunch with a seasoned investor I wanted to respect their time by knowing as much as I could about their field without having taken part myself quite yet.This brings me to today, with capital and the knowledge I've been able to build, I'm looking at my first investment, specifically a mobile home park.
