70,000 gross rents x .50 costs = 35,000 NOI If landlord pays water and other utility use 60% so 70,000 X .40 = 28,000 NOI 35,000 NOI / 500,000 purchase price = 7 cap rate 28,000 NOI / 500,000 purchase price = 6 cap rate With rent control also limiting future annual cash flow increases I would say that is also a negative.

Please never speak of zero interest loans again :) they cause imputed tax rates that, to some sellers, if brought up and suggested by you, can backfire on you from putting them in a financial loss down the road.

I did something similar but the first 5 years it just makes $40 below my payments so it is heavy negative cash flow.
