The solution is to make the rents at least $1 different.

I know many people on this blog are diehard real estate investors and would not even consider investing in anything else...but what about different types of investments such as 529 plans, simple indexed annuities, The stock market, your employer's retirement plan, etc...would you ever invest in these things or is real estate just always the better solution and all your money should go towards that?

My solution in the meantime is to use my husband's.That's alright!

For me wholesaling may become a solution.  

Also walking past a few of these properties undergoing transformations yesterday I saw another problem that may not be a simple solution.

If something bad happens with the property you have leverage against the lender for a workout solution as they have no recourse against the borrower.

I highly recommend my IRA trustee to anyone looking for an affordable, no frills SDIRA solution.
