That jump in supply along with current conditions make it a tough sell for me.I agree with another commenter about house-hacking opportunities with more upside in nearby pockets, ie USC, Pico Union, even Historic South Central. 

The bids received is an outlier according to the stats that local appraiser Ryan Lundquist cited.Personally, I foresee the greater Sacramento market to continue the red hot trend in the near future, simply because the demand is greater than the existing supply. 

So thanks to the law of supply and demand we're going to be stuck with these prices for the foreseeable future. 

They were actually LOOKING for additional rentals as they were in short supply and had a waiting list of eager renters.

It also bodes well for my own families net worth, but the temptation to realize some gains can be dangerous if this extreme supply shortage driven by the pandemic is short lived. 

It can fluctuate based upon market sentiment, market cycle, supply and demand, etc. 

Home depot, lowes, or a local plumbing supply will all have comparable units.

I certainly understand that the IRS is extending the deadline essentially softening the blow but it is my opinion that once the tax season is mostly over which will likely start to coincide with many foreberances expiring we will see quite an uptick in supply...
