New appliances with reliable install will last. 12 years @ 5 percent is a good time for the property and the appreciation to have done you well without really having to lose sleep for the next 7-12 yrs about those appliances.

I know people do it and have been successful, but it would be too much lost sleep for me.

You are definitely not going to lose too much sleep, as it is a more conservative/stable, less risky investment as long as you have a general idea of how it works, what type of bond it is, & your overall knowledge of investing, bonds & that process. 

Where as there is a smaller demand pool for a house that sleep 8 or 10 or 12. 

Honestly .....I think your life is about change in ways you cannot imagine with a child due next month....having gone though that myself I would say....sit on your hands for 3-6 months and do more research.....For the next three-six months your likely gonna be struggling to find time to sleep much less search for houses.

Ever since I had to call ATT to deal with a guest’s downed Wifi, at 4 in the morning in a hotel bathroom (to not disturb my sleeping family) while on vacation in Hawaii, I decided self-management was not for me.

Also, if you let any person sleep in that illegal setup, if someone is injured or killed within it, it is almost certain your insurance will deny the claim.
