Find comparable properties for rent and for sale (same size, square footage, condition) on Zillow.

I would be very careful when looking at properties because every city is different in the way they adopted the ADU ordinance, eg lot size, zoning, etc.

Perhaps those interest rates are very low with the credit union but $480k is a very low loan size cap. 

In Texas, a lender foreclosed on a homeowner, and used the wrong size type in the foreclosure notice. 

Zoning almost always will have a minimum lot size.

You aren't going to convince someone to sell their house by talking to them over the phone, you'll just need to increase your sample size.
