The worst ones usually don't have any clear cut guidelines (a lot of the underwriters will make up their own rules if they do not like the deal), Suck at communicating (will reply days later), Push aggressive terms to get deals in and then switch them, and Not really motivated to get things done (they will adverse a loan without any hesitation). 

That will save you the PMI without the cost of doing the refi just yet.

Also, have you all have stumbled upon other issues when doing MTRs in condo properties?

I only do STR during these 4 months so I don't know what the fall would have been like.

After one week of ownership, using the Binder Strategy from the Dion Talk I was able to increase rents to $1,200 m/o a 36.6% rent increase while having the tenants stating I am the most solid landlord they have had after doing minor repairs for rent increase !

.- I plan to do all the work for the STR etc... - But I have a family member (Brother or Parent etc...) who is interested in putting some money into it.- Total start up costs (Down payment + closing costs, furnishing, getting started on Airbnb etc...) = 200k USD- Family member wants to put in 50k USD of the start up costs, but doesn't want to be on the hook for the mortgage. 

I never really waste time with any captive shops since they can only do one thing to lower price which is lower the rebuild value.

Do you mind if ask how much you paid for foundation.

I manage my own rentals and I also do all my own handyman/maintenance repairs.
