you need to talk to 10 lenders before you make any decisions. you won't be qualified for ground up construction without the experience. there's no such thing as sweat equity for general contracting. if you've never built a home how can you do it? 

Three months sounds short for a turnaround time. 

You definitely aren't going to have a great predictable return, especially in the short term, if you try to invest turnkey; at least at the single family and small multi-family level. 

Don't just go to any attorney, you need one that is super familiar with TREC 1-4 contract and real estate law.My first thought is in Frisco, when did you get the HOA resale certificate and documents?
