Regardless if a price of a property is high, I learned that sellers are humans and they will react and sell a property based on how they feel.

I’m thinking about selling my primary home and purchase a multi family property. 

A small city near me had what they called the "One strike ordinance", if a rental had anyone arrested for a drug or firearms offense they could shut the unit down for 6 months so nobody could live there!

They have to sell five dollar buggees either the rent is $800 ppsf or $50 ppsf.how do they make money ?

Held it for 1 year... put it on CL and FB to try and sell with no real bites.

I feel like the obvious answer is sell for a loss.

@John Halvorson,What I like to do is scope out a home I've found that may be in distress and tell the neighbors (before the homeowner) that I am looking to buy a home in that neighborhood and ask might they know anyone looking to sell.

With lots of equity I'd rather sell than not have it.

We are listing a home in March so could be poised to buy land with cash as early as April or May depending on how quickly the home sells.
