You're going to want to take a close look at the lifespan of building systems, the facade, roof, boiler, etc.

New roof and aluminum siding .im getting 1,450$ in rent and have about 1000 in my pocket after everything comes out each month .

If all the roofs need to be replaced, you (and your neighbors) can have a special assessment done and you need to pay $xx thousand into replacing everyone’ roofs.
