I was just commenting that many folks are new to investing and look at the 2010 metrics as what is normal or a good deal.. we are in a new normal stage of the market.. will it crash again who knows.. but this is the marketAS the poster above mentioned you will always have the US owner with their financial issues and hoarder houses and burnt out landlord syndrome.. so I guess like you have done it becomes Gorrilla marketing to find these deals.. so that means spending some sort of money on marketing for them.. or wholesalers or what have U..

I have been considering getting my hvac certification cause of all the money I spend on a/c contractors.I suspect 5 years from now there are going to be a ton of motivated sellers trying to get out of all these low cap rate, marginal deals.

Keeping the money would take at least 90 days or more to redeem, because on Friday I learned that: "Timeline- could be as early as 90 days to close given we are working through bank equity review requirements and working through a slip and fall who is suing the GC so working through that issue as lender needs comfort on that issue.
