I don't know what you mean by you'd bite, nor why your asking me to humor you but here's one of the deals I'm looking at.2 bed 1 bath single family house for 30K, 8% interest rate means $222 a month to the bank, and HUD pays $590 a month to me.. $368 a month profit.

I try to keep single family or multifamily lots at 10% of end construction value once refinanced for the highest chance of success and public utilities.
