If you have experience with this model, please respond to my questions below and provide any other input that would be helpful in evaluating this strategy.Have any experienced investors on here rented to seniors under specific state government programs to maximize rental revenue? 

As an agent I would just look at it just like a wholesaler in terms of getting them to respond.

I did get to meet some folks from the neighborhood and they responded well.

You immediate foreclose, then set up a forebearance if borrower responds.

as far as vacant land or with a dwelling i honestly couldn't respond to that.  

They will share your information, they will have real conversations with you on the site and when you send out a house for sale or a property for rent or a need for something....they will respond.  

So I've tried getting convention loans with no luck (too young, no credit history) and I'm not finding any private lenders that will respond to my messages.

If he doesn't respond, use a different method.

I  call plumber and set appointment, And the title company told me to contact listing agent to gain access,(we will call him Rick) I send multiple emails with no response, Title company sends multiple emails he responds to one email stating he will meet plumber one day later he sends email saying he will not be there because property is occupied title company sends paperwork showing it is not occupied and has not responded for 3 days  so I give the listing agent a call, I tell him I need to gain access to complete the dye test.
