The insurance thing can only prevent breeds with a bad reputation, the ones that the insurance company deems too high risk (I like dogs (I have two dogs and 2 cats) and believe that those breeds can be raised to be great dogs but often are not). 

I have a very reputable management company take care of it, but today I saw an end unit listed for $1800/month while mine is in a lease for $1425.

I know there are good ones out there, because I have found some, but that profession needs to police itself in order to clean up it's well earned reputation.  

This is a practice by some less than reputable companies.

I have my eye on a few syndicators who appear to be reputable but ideally would rather meet the person before handing over my cash. 

They have decent reviews on google and they work with old republic which is a huge reputable title company.

The price you purchase the property at should be market price, a reputable turnkey company won’t inflate their values and third-party appraisals should back up the prices. 

That means they are probably very reputable and of high quality.
