I completed my first BRRRR out of necessity 2 years ago because I needed to repair a property that ultimately I ended up selling and used the refinance money to buy my 6th property.

Noticed they have really good ratings on google and some good content on their site but haven't seen any feedback on them on BP.

Can anyone recommend a good flat-fee MLS listing service you have experience with?

As has been mentioned here, the loans on commercial are more based on the income of the property and NOI as well as the debt service coverage ratio. 

At that point, you’ll be able to pretty accurately forecast some big dollar maintenance/repair/improvements so that you can spend your dollars on that stuff instead of on spending them paying taxes.

That may limit the amount/type of repairs the property could need. 

At this point, I’m considering disputing some of the payments with my bank as he has not provided the agreed upon services.

I think the most important tip (for any rent-by-the-room situation) is to have the house cleaned regularly by a cleaning service.

Just be sure to classify it appropriately on Sch E or C depending on what other services you provide your tenants.
