Eventually after putting the time in you could get a senior position with a better split or go out on your own now that you have contacts and your own following.If you do not have experience it will be hard to pickup clients when you are talking high dollar amount investments as they want experience.

I just completed a deal here for a client where we put the property under contract with full rights to access the property prior to closing.We rehabbed it, sold it and double closed it to the end buyer.Total out of pocket expenses were zero.

The person filing the Articles is the organizer, who does not need to be a member or manager of the LLC (I sign & file Articles for clients.)

The ones that fit into #2 have probably had bad experiences with wholesalers who:- Were just tire-kickers and never made offers;- Made offers but often backed out of deals;- Tried to get the seller to lower the price after a contract was executed;- Made closings difficult with needing to double-close or some other non-standard transaction.I recognize there are some very good, very ethical and very successful wholesalers out there, but they are a very small minority of the total group of people who call themselves wholesalers.
