Once you own the property, you're free to market it.If you want to rely on what random people at a local REIA tell you, rather than reading the plain meaning of the law, I'd suggest rethinking that position.From the definition of a real estate broker: "...or assists or directs in the procuring of prospects or the negotiation or completion of any agreement or transaction which results or is intended to result in the sale, exchange, purchase, leasing or renting of any real estate."

Hi all,I've been spending a lot of time analyzing deals in Excel, just pulling random listings off of Zillow or Realtor.com.

Have a small chest or closet with a pad lock that has random items like remote control batteries, trash bags, soap, tp, extra towels, dish detergent.

  -   You probably you are not going to attract the same guest as I do....I would image you might attract people there are business or traveling nurses or doctors. 

As I walked up to the first door, there was a moment where I thought "What would I think if I was this tenant, and some random person I had never met came to my door with a story asking for the rent money?".

I image if I put 20k into a 500k property it wouldn't have as much impact as if I put 20k into a 100k property?
