Contacting their chain of command will get that taken care of real quick as they can actually face punishment within the military under the UCMJ for that as well.

You should just be aware that the extra $500 each month can get eaten up pretty quickly with expenses especially on a 4-plex.

When i published it someone mentioned to me i need to use the % method to quickly analyze a deal, that i am wasting my time imputing all the details in my fancy software....So i am a little lost on what and how this works if someone could explain it to me. 

They have monthly meetings and will enable you to become proficient very quickly-them and Bigger Pockets is all you need.

It's not going to be quick or easy, but it's gotta be done.

It's durable for pets, quieter than hardwood (though it looks remarkably like hardwood) and safe for water (should any flooding ocur).

Nobody wants to "reward" bad behavior, but if you can rid yourself of a problem quickly, you might save money in the long run.

I generally use 8% to be on the safe side.

@Felicia Richardson I basically just found neighborhoods with duplexes that I felt matched my criteria (safe, in reasonable shape, strong rents in areas that were either growing or would remain stable), used Zillow/Google Maps to help get the addresses for all duplexes those neighborhoods, and then typed the addresses into the county assessors website (not sure if your county will have a site that allows you to search properties by address, but ours does).
