And we've done it with the stock market almost fully recovered back near ATH's, the housing market staying strong despite huge changes to interest rates, etc.Maybe it's all a mirage and one last hurrah to hold on before the big crash everyone has been anticipating finally does come, and I've been a bit of a doom and gloomer myself, but I think if you'd asked a year ago if it were possible to get back to 3% inflation in a year with the stock market within 5% of all-time highs and housing prices still within 5% of the peak every single person would have said it was impossible.

Memphis TN buy and hold?

I never recommend out-of-state investors buy anything for less than about $55-75k all-in or, generally, it will be in an area that has a mediocre tenant pool with high turnover and bad turns when they leave; the price to rent ration doesn't matter when these items eat up your profit year after year. For multis, it's a little different, but I typically ask them to focus on units that rent for about $500-550 minimum to have an easy time managing them and finding quality tenants.

Ask to see a copy of the lease and look for the length of lease, current rent amount, tenant obligations like paying for utilities and adhering to house rules and look for Landlord obligations like things the landlord may currently being paying for (like trash and water)Make sure to have an assignment of the lease and clear language on the security deposit WITH interest shall be transferred to the new owner at settlement.Consider tenant quality - what’s their payment history looked like, obtain rent receipts or bank statements from the seller to review on-time payment history.
