I own the land outright, and do have the funds for the construction.Would you leave the cash in your normal passive investments (mix of bond funds & stock market) and borrow for the construction, or pull the funds out of the investments and pay cash?

Is there a simple idea of the fees that might be involved for setting up these business accounts?

Garbage service, once again, I require the tenant to pay this and make it mandatory, you don't want to pull up to a home and see the back porch filled with trash due to cheap tenants.

The $24K includes closing cost, holding cost of 3 months at 8% interest rate, origination fee, appraisals, etc... 

You don't want to be one of those guys who tries to analyze everything and never pulls the trigger.Don't speculate.

Or worse, if I wanted to use a different contractor to finish it out, would I need to pull brand new permits and go thru a rough in inspection again?

In Texas, we have earnest money in addition to an option fee.  

There can also be questions regarding the rent you can pull if things go sideways.  

Is the cash out refi what I need to pull money from the property in order to purchase others?
