Similarly,once the unit is actually vacated, I email them pics as property was found, with further details of any needed/recommended repairs or improvements with itemization of any items Tenant will be charged for.For properties that we received with very long term tenants in them, upon move out we automatically provide a proposal from one of our licensed contractors for what is usually a sorely needed major renovation.

.- you need to make the repairs at your budget, and be able to sell the building at what you proposed,- you need to find a bank wiling to give you a fixed loan for a refinance, and who will be cool with you keeping the loan even after you sell the house to the next buyer (most banks would want you to have the title to the property that you have a mortgage on)- and you need to find a buyer who will pay market, has money for a down payment AND can not get a loan from a bank...real low probability of this all happening.

Just got off the phone with my attorney hoping to get some news about the backlog of evictions - we discussed a proposal a judge is putting forth to require proof of rental compliance before being eligible to file ANY lawsuit (7day, notice to quit ect)  Less than 10% of rentals are in compliance in the city.

If they propose to high of a price, I will typically say something along the lines of "Hey, I'd love to pass a $150 cleaning fee onto our guest so we can pay you as much as possible, but unfortunately our competitors on AirBNB are only charging $X, and in order to be competitive we've really got to stay as close to this price as possible."
