I`m in the Charlotte area.I`ve found a one acre wooded lot which I approached the owner to see if he would sell to me with the intention of building a house on it and he said he would sell to me.I used the Zillow estimate for the lot ( $60k ) and he said that was acceptable.

Closing costs, the cost of securities counsel, formation costs, capital reserves, the first year's insurance premium among other things will increase the capital required above the down payment.Your lender will likely be looking at your experience as a factor of their underwriting.

Use a primer for any type of self stick to lock the dirt in place(Glue doesn't stick to dust and never EVER mop the subfloor as it puts moisture back into the wood/concrete that might take days to wick out )Good Luck
