Ask him for proof and post a notice pay includes late charge or quit to get the process started.

I also posted, open faced, the notice of the rental increase on their front door.Question: the certified mail still hasn't arrived, and it has been 12 days since I mailed it, and now 6 days late for the mailed notice.
