Looking for high quality, expert STR management in Central Austin
20 February 2024 | 3 replies
I am looking specifically for someone who is excellent at carefully monitoring and toggling pricing with the goal of keeping the Unit as occupied as is possible.I do have access to a few excellent cleaning crews and so I can take that on, but am also open to full service companies who have cleaning in house.I will also consider "small footprint" operations with good references and proven expertise.Thank you,John

Steps buying from a wholesaler.

Once inspected and ready to move forward, the purchase agreement (seller+me) and assignment agreement (me+buyer) are both sent to a titling company who then handles the rest of the transaction. As far as them being vague I’d assume that’s a terrible wholesaler and go find another deal with a wholesaler that you can communicate effectively with.Im also curious as to why you need a private investor?

Is Booking.com a good platform to use for hosts?
20 February 2024 | 71 replies
-Booking.com is a very large and established company that has been around much longer than airbnb and vrboCons:-more listings to make sure are all staying maintained assuming you are also on airbnb and vrbo-you have to pay them their commission back at the end of each month which is a pain in the a** and is an unnecessary extra step-payouts can take longer as you mentioned-it has been impossible for me to find anyway to contact customer service over the phone and instead you have to refer to their forums and FAQs for any answers you need.Hope you found this helpful.

Here are some considerations and tips to help you make the most of your turnkey investment strategy:Pros of Turnkey Properties:Ready for Rental: After refurbishment, turnkey homes are usually ready for occupancy right away, saving you the time and hassle of doing repairs and improvements.Professional Management: A lot of turnkey companies provide property management services, taking care of tenant selection, rent collecting, upkeep, and other daily tasks on your behalf.Passive Income: Investing in a turnkey property allows you to immediately begin earning rental income without having to take on major maintenance or remodeling tasks.Tips for Investing in Turnkey Properties:Take some time investigating turnkey suppliers in-depth and select reliable businesses who have a proven track record of effective property management and satisfied clients.Make sure you have done your research about the property, its surroundings, the nature of the rental market, and its potential for long-term income flow.Analyze the financials of the turnkey property.Even though turnkey homes can generate rental revenue right now, think about your long-term investing objectives and plan.
