I agree with the prior threads and your conclusion to pass on this file.Just like there are professional deadbeat tenants, there exists, sadly, people who excel at borrowing with little or no intention of repaying a debt or settling up.While I might be willing to play brinkmanship games with an amateur, I've got a basic rule of investing that says 'don't play the other man's game.'

Depending on how "ugly" the exterior color is you might need to do that to get people in the door to see what sounded like an otherwise nice rental house.Adding a finished basement with another BR and a Bath is a good value play but I also assume the rent goes up a bit as does that houses value so you need to decide if it is worth it.The rent is a little lower than you saw before so that is a factor.

If the bank insists on a certain net, then the only "slack" there is to play with is either a reduction of commission or an increase in the sale price which comes back to the buyer to say yes or no.
