Sometimes guys will bid a job too low, and then have to go chase money from other jobs to stay afloat.....Just have a firm heart-to-heart with the owner and put some pressure on him.

At least it should be if you plan on being an entrepreneur.The time it takes to do tasks is nothing compared to the enthusiasm of jumping in your car to chase down a “hot” lead.

If they are close to the property as the lot size is small that could hurt the rental as you can’t do much about loud/aggressive neighbors who chase out any renters.

Look, to be frank, it is very concerning to place yourself in a compromising position especially, if you're not involved.Eventually, good workers will not show, you will be chasing him, he will most likely try to do other jobs in addition to your project...
