A structure like the one you are proposing is going to need some pretty thorough documentation (structural plans, electrical plans, site grading, etc.).

By the time an" investment grade" property hits the MLS, it is either already sold to someone on the agents "buyers list" or has multiple offers in short order.

My wife is a stay-at-home mom and we only have one left in grade school so she will be able to put in significant time as well.
