And that’s because of variables that were 100% in control of the listing agent and/or current owner.Oh yeah, one other thing, don’t list that a unit “rents for $900” when it was leased 30 days ago for $700 and then tell me that $900 is market rent :) Just a pet peeve of mine that’s happened more than once!

, we raise rent whenever we have new tenants (about 7-10%; based on other comps in area) and raise only slightly at each renewal period thereafter (about 3% annually).Basics: 3/2/2; 1265sqft; fenced yard; they cover all utilities; we pay for lawn care (mostly so as to not have to deal with HOA); pets welcomed (we charge a fee upfront plus small amount of pet rent - per pet).We also do not have breed restrictions (our insurance does not restrict; but we do require an interview with dog) which is what has kept us afloat for so long (and with 0% vacancy!).
