My strategy is to invest in rental properties for cash flow and consider flipping opportunities when appropriate.As a beginner, I'm seeking guidance from experienced investors who can help me navigate the landscape and avoid common mistakes.

If that park is like most parks 90% of the people that work there won't be able to afford to buy a house anywhere close to the area, and honestly probably won't be able to afford apartment rent anywhere close to there.   

With taxes many people end up paying 30, 40, or 50% of their total income in taxes.

Some people think you can just move into a rental for 2 years and all the gains will be excluded.

I think the people responding to this got the wrong idea of what this software is.

There is a thread were @Henry Clark is providing step by step process of acquiring self storage in more detail than I have provided my protégés about RE investing (and experiencing some of the same frustrations I have experienced with some of my protégés).  

I would not even call Evolve a PM, but as you alluded to in the final paragraph a marketer.For 7 of our 8 years in business we were full service only, we are now doing limited service to appeal to people disillusioned with Evolve.

It requires more effort/work to be successful than most non experienced investors realize.
