Charges are high, but if you don't want a personal loan to cover EMD, then this could be an option for you.

You have done well thus far but in order to continue to grow you will have to grow past your limitations, TIME and CONTROL.

Truth be told, your lender should have looked at the property up front to see that it is an illegal triplex zoned as a single family prior to you going under contract and told that you that it wouldn't qualify for conventional financing...

However 2 things to note: 1) DSCR loans for future investment property acquisitions do not care about your DTI (DTI only really matters when buying a new primary or any time you are using a Fannie/Freddie/Ginnie loan).  2) After 12 months of proof of someone else paying it for you, you may be able to omit it from your DTI calculation. 

Yes it must be renewed every two years.
