I could be pumping gas for 1.35 an hour... 40 years later still slogging away.. lots of great moments and lots of not so great but all in all would not change a thing.. never have worked for anyone in my life done it all on my own.. the good and the bad.

Pavs your numbers are impressive and you are setting yourself up with passive income for the rest of your life. i have a question regarding the 4bed 1bath you mentioned.

So my real question is after vetting maybe 75 properties, looking at 25-30, contracting ONE property in 2 months...am I being too conservative, over thinking, or is this the life of a flipper?

Every single property I have purchased in my life has used a dual-agent (realtor representing both sides) as a result.

The paperwork takes a bit longer and there's alot of different forms to complete during the process, but if you use an experienced loan officer it can make life a lot easier.Here's to your success!
