It depends on who the lender is being a private party or an institution etc.

I can tell you, I have access to millions of dollars, but the hard part is finding the right deals.  

Perhaps the Constable will walk in on one of their dope smoking parties.

The part I don't like is talking to co-workers or others I may have to interact with in the future and giving the impression I'm going to pull a rabbit out of a hat and solve their problem or one of someone they care about.Getting excited doesn't help.This is no deal and let's face reality, you're in no position to be "helping" taking on risks with a really thin deal that is more charity work than investing/dealer operations.

I hope your contract at least says something like "each party shall pay their customary/typical closing costs...".

Because I have seen a few posts where the subject party has made comments and not only have I tempered my comments but sometimes I don't comment at all.

Up to you if you want to trust that title companies searching capabilities or find a third party on top of the closing companies search..I have had issues with First American, Chicago Title, and 2 other title companies(underwritten by first american) this year.
