Very true, though we also came up with information theory, the LED, the oldest written constitution still in use, and zippers so its not all bad...I think we both can agree the doing Sub-to deals requires the investor to have an outstanding handle on the credit profile his/her buyer in their local area.

We currently are renting at $1775/mo, and our (difficult) tenant is moving out at the end of her lease on July 31.The place is 1100 sf, completely renovated in 2016, attached garage, stainless steel appliances, granite countertops in kitchen and bathroom-- a nice place...but someone on federal housing assistance can live there for free if they're unemployed (during a nationwide labor shortage, mind you), or for far less than the actual rent if they're employed with a low-paying job.Every time we're looking for tenants, we get inundated with people looking for Section 8 housing.

I don't believe this credit union (BECU) is available to those outside of Washington State, but I would definitely recommend contacting local credit unions in your market rather than the big banks and other nationwide credit unions.
