It would be best to talk to a commercial style rental loan lender.

Meaning, the normal "blanket" style loan in Texas is a 20 year, adjustable rate loan.  

There are multiple "solo" style brokerages like eXp that may seem attractive, but it's better to learn from others at the start.

In Huntington Beach, it is very family oriented.

Higher-end 'townhome style' rentals go up to $2,000/month in this area. 

This will not appear on your credit report as it is supplied to the LLC and depending on the mid-FICO of the guarantor(s) you might be able to finance up to 75% of the appraised value.The down side is the rate is slightly higher than a residential style mortgage supplied in your name, but to me its worth it as there is no cap on how many you can have open at a time.

@Eric La Pratt Apartment doors have self closing  hinges per fire deparment but we got an industrial style closer for the main door.
