You can find a Greater Boston Real Estate Board TAW agreement free online and print a few copies. 2 - Personally, I would say if you have good tenants (clean apartments, long-term tenancy, good payment history, etc...)it might be best to leave them as TAWs but just have them sign a written agreement. 3 - I'm not a fan of long term leases for apartments.

i am currently organizing my "how to's" and researching wholesale and general real estate investments, mostly "wholesale's" to begin with, but i do not know where to get a contract from, i am more looking into an assignment contract but i am not sure if to get one from a title company or searching for one online or a real estate attorney, and what kind of contract is between the home owner and the wholesaler. any information is helpful.

To LLC or not?

I just use one LLC for all of mine.You will have an additonal schedule on your personal tax return for the LLC and the properties but it will still be with your personal return.As far as the deed goes, not sure of the process in your state but you can just have the deeded party changed in a simple process and its not that big of a deal/expense.Your accountant can set up the LLC for you or you most likely can do it yourself online through your state web site.The added schedule on your tax return still files with your tax return and will not change your income for the year.Taxes will still be sent to the same address they have been coming to unless you change that, they will be in the name of your LLC not you/your wife's names.

It wasn't until I emailed the Altisource CEO and some other senior execs that I found someone who was able to effectively move things forward (amazing what a little online research can find).I would purchase again with Hubzu but only if it's a great deal and I'm ok waiting - for a long time.
