@John N Cook any insights into how the C-corp valuation is established in order to justify the stock purchase via the ROBS 401k account, assuming the c-corp has no assets or revenue on the books - how does one justify the investment in an audit?

Without an exact numbers breakdown of each option (which should obviously be my next step), I think my ideal situation would be to sell the SF and roll the equity into this, leaving me with a modest holding cost that I can absorb with my stable W2, and keeping the HELOC for any larger ticket items I need during rehab.

@Eric Yu & @Todd Goedeke just went back to my initial analysis, and it looks like the 50% CoC I noted in the initial post was only looking at the downpayment (didn't have any closing costs on this one).
