One strategy I'm pursuing now to obtain rental properties in our very expensive market is buying a new primary residence every 1-2 years and converting into a rental when we move out. 

@Jonathan WattI assume he’s bringing these contractors out before actually obtaining the property and there is a good chance that he won’t actually end up with the property at all, in which case the work would never get done by anyone.

They do require you to obtain a Rental Suitability certificate and give that to all tenants when they move into the property as well. 

Its not impossible but obtaining financing will be more difficult without a job. 

Are you able to trade it in and get an older model with no monthly payment, This is something to consider.I have never heard of someones age hurting them in real estate in regards to obtaining a loan.I highly recommend house hacking and you have a great credit score so you could utilize a FHA loan (low down payment) on a duplex or a single family home and rent out the additional rooms.You need to do ample research before embarking on this however.

You need to set a goal and work backwards to obtain.
